Our team were delighted to work alongside architect Peter Bernamont to create a listed building consent and planning application on a grade II listed building within the Hampstead Conservation Area in the London Borough of Camden.
The Vale of Health is a quiet residential peninsula within the Heath, approached from East Heath Road. The site is formed of two amalgamated cottages nestled amongst several other modest cottages of early 19th century origin, most of which are also grade II listed.
The piecemeal construction of Vale of Health has developed a patina of age over time. Much of the built form is derived from a vernacular material palette, including weatherboard, red brick, timber casement windows, slate tiles and clay tiles. Later layers of history are discernible, including the 1920s veranda at a neighbouring cottage, which contributes to the architectural interest of the area. The site also had a veranda, however, this was removed in the mid-early 20th century.
The proposed works included the following:
- Creation of a more open plan dining and kitchen area
- Replacement of the front door
- Reinstatement of the 1920s veranda
- Replacement of several later windows with ‘slimlite’ timber casements
- New ensuite to master bedroom
- Enlargement of living room window to create a bay window
- Insertion of a rooflight over the circulation space
Development at the site required a sensitive approach, as such an assessment of the building’s significance was carried out to inform the design at an early stage in the project. Our heritage consultant prepared a Heritage Statement to support the application which demonstrated that both the special architectural and historic interest of the listed building and the character and appearance of the Hampstead Conservation Area would be preserved and in some respects, enhanced.
The proposals were shown to comply with the relevant national and local conservation policy by providing a significance assessment of the site, a detailed impact assessment of the proposed works and a robust justification statement. This concluded that there would be no harm in line with national and local conservation policies. Listed building consent and planning was recently granted for the proposed work.
